Yes, it is possible to make many different adjustments to the floor plan as well as the overall design of the cabin within Telemarkhytter's guidelines. We adapt our cabins to a large extent according to your wishes.
Yes – both exterior and interior surface treatment are available as optional extras and are supplied at an additional cost. The surface treatment is carried out at the factory.
Yes.
Yes, oak flooring is a possible upgrade and can be supplied for an additional cost.
Underfloor heating in tiled rooms is standard. Underfloor heating in other rooms is also possible, but using heating film rather than heating cables.
Alternatively, water-borne underfloor heating can be installed, provided the Silecio Thermo system is used. Both heating film and water-borne underfloor heating are optional upgrades and can be supplied for an additional cost.
The loft has a ceiling height of 189.5 cm at its highest point.
No, unfortunately that is not possible with a turnkey cabin, but it is an option with an electro-ready solution and self-build kit.
Turf is standard on a turnkey cabin, whilst shingle is standard on an electro-ready cabin and self-build kit. If an alternative to turf is preferred, shingle can be offered on a turnkey cabin. We do not supply
cabins with timber roofing.
- No, it needs to be watered, weeded, trimmed, and fertilised as required.
Roof trusses are dimensioned for a turf roof (light turf) 1300N/m² and the locally applicable snow load factor.
It is possible to change the roof pitch. We offer 25 and 30 degrees as roof pitch options.
Yes, within what is permitted under the zoning regulations.
Railings can be supplied for our cabins, however we do not supply a gate. If required, this must be fitted
by you independently, as we only create an opening.
Yes, we do. Faun montasje are responsible for carpentry services during the assembly of the cabins. Faun montasje's site managers and carpenters are from Norway, Poland, and Lithuania. Your cabin project will be assigned a dedicated site manager with their own team. As an approved master contractor with central approval, we guarantee
peace of mind.
We deliver turnkey and electrics-ready cabins throughout Southern Norway, including Trøndelag. North of Trøndelag, we supply kit builds only. We do not deliver to islands that require the use of a ferry connection.
No, we require a drivable road to the cabin in order to be able to deliver materials. The access road must be of such a standard that vehicles from Gausdal Landhandleri can drive all the way to the building site, so that materials can be offloaded and stored immediately adjacent to the cabin on a level, firm surface. It is a prerequisite that the access is satisfactory for the crane lorry, with space for positioning a maximum of 4 m. from the wall.

Yes, we can provide a professional assessment of the plot based on available information and the provisions of
the council's zoning plans.

Interior surfaces
- Panelling on walls and ceiling in all rooms, with the exception of the bathroom.
- Bathroom is supplied with tiles on walls and floor.
- Entrance/cloakroom/toilet is supplied with tiled flooring.
- Kitchen/dining room/living room/bedroom/internal storage room is supplied with pine flooring.
- Loft and raised living room solution has the same surface standard as the rest of the cabin, including staircase.
- Floor in external storage room is supplied directly onto a cast sole.
Electrics
- Underfloor heating in bathroom/toilet/entrance.
- Fixed lights/downlights (outside and inside), power sockets and
- panel heaters.
Plumber
- All drawn-in sanitary fittings.
Kitchen and bathroom
- Standard kitchen and bathroom fittings.
Flue and stove
- Steel flue and standard wood-burning stove.
The following costs are in addition to the cabin delivery and must be expected by the buyer. These will vary depending on the plot, location, and local requirements:
• Plot
• Setting out of plot, if this is not included in the delivery from the groundworks contractor
• Groundworks and preparation of plot, as well as necessary works for the groundworks contractor
• Casting of slab/foundation
• Planning application fees and municipal case processing
• Municipal charges and connection costs for electricity, water, and drainage
• Construction electricity
• Waste handling/skip
• Source separation
• Any local requirements beyond the standard delivery, such as water meter, pressure-reducing valve, expansion vessel, etc.
Yes, with an electro-ready delivery or self-build kit you can carry out parts of the work yourself or use your own tradespeople. With a turnkey delivery, however, self-build input is not catered for.
Yes, the cabins are delivered insulated for year-round use and are suited to the Norwegian climate
The cabins are supplied with natural ventilation. We do not supply balanced ventilation, as this is not a requirement for cabins.
We only build cabins and do not have any solutions equivalent to those for houses. There are different requirements for houses, including a requirement for a balanced ventilation system. Houses will also require thicker walls and roof than those found in a cabin. In some places it is acceptable to build a cabin and use it as a permanent residence, but this will then be to standard cabin specification.
The cabins are produced as precut and are delivered by our logistics partner Gausdal Landhandleri
No, we only deliver the cabin finished on the cast foundation.
The electrician and plumber produce their own drawings. We produce dimensioned working drawings which include the foundation plan. It is the working drawing that is required when the foundation slab is to be cast.
Earthing is included in the delivery to the electrician. It is usually laid when the foundation slab is to be cast.
It is your responsibility to coordinate the work until the foundation slab has been cast. After that, it is we who are responsible for
progress coordination.
These will be sent out shortly after the building permit (IG) is issued by the council. Normally,
dispatch is within 14 days.
IG stands for igangsettelsestillatelse, which is the building permit issued once the council has approved the planning application.
This is a sketch of how you wish the cabin to be positioned on the plot.
The cabin is drawn onto a map extract of the plot, preferably in collaboration with your contractor for groundwork and foundation casting.
Remember to indicate where the entrance, the access road to the plot, and the parking area will be.
We will then use this sketch to produce a site plan (the cabin viewed from above, including embankment and cutting) and a terrain cross-section (the cabin positioned in the landscape as seen from the side).
The sketch for positioning on the plot is your responsibility, but we are happy to assist if you would like our view on how we think the cabin should be positioned.
Yes, but in some cases a surveying company will be required for the design of the positioning. This applies in cases involving particularly challenging terrain and tight margins regarding distance to boundary lines, or in cases where the council/local development plan requires this.
Please note!
In certain cases, councils also require a GPS-coordinate survey of the positioning before the planning application is processed. This is arranged and paid for by you.
Preparation of a planning application without exemption is included in the turnkey and electro-ready delivery. Council fees in connection with the application itself are additional and will be invoiced directly by the respective council, and fees vary. We do not, however, offer this for self-build kits.
You should allow plenty of time for the planning application, and it depends on how much you as the buyer have already sorted regarding the plot you intend to build on. Normally it takes up to approximately 15 weeks.
Normally it takes approximately 12 months from signing of contract to handover. This depends on factors such as location, time of year, and pouring of the foundation.
Yes, upon handover you will receive FDV documentation describing the use, operation, and maintenance of the cabin and its technical installations.
Yes, the guarantee is issued in your project, but will only be sent out when we are ready to begin construction of the cabin. An initial guarantee of 10% of the carpentry price is issued, which applies during the construction period itself. When the cabin is handed over, a guarantee of 5% will be issued, which applies from the date of takeover for 5 years.
All invoicing is in accordance with progress;
5% upon signing of contract
20% at commencement and delivery of external materials
25% when the cabin has been erected externally
30% when the cabin is insulated and ready for the bricklayer, plumber, and electrician
10% when the cabin is fully clad internally
10% upon handover
Yes, we have show cabins at Norsk Hyttesenter at Hellerudsletta where you can experience our Storeble loft cabin and Rognli Panorama raised living room.
