Yes – both exterior and interior surface treatment are possible optional extras and are supplied for an additional price. The surface treatment is carried out at the factory.

Yes, oak flooring is a possible optional extra and can be supplied for an additional price.

Underfloor heating is standard in tiled rooms. It is also possible to have underfloor heating in other rooms, but then using heating film rather than heating cables.

Alternatively, water-borne heating can be installed, provided that the Silecio Thermo system is used. Both heating film and water-borne heating are optional extras and can be supplied at an additional cost.

In the loft, the ceiling height is 189,5 cm at its highest point.

No, unfortunately this is not possible with a turnkey cabin, but it is possible with the ready-for-electrical-installation solution and building kit.

Turf is standard on turnkey cabins, while shingle is standard on ready-for-electrical-installation cabins and building kits. If you would like an alternative to turf, shingle can be offered on turnkey cabins. We do not supply cabins with wooden roofs.

• No, it must be watered, weeded, mowed and fertilised as needed.

The roof trusses are dimensioned for turf roofing (light turf) 1300N/m2 and the locally applicable snow load factor.

It is possible to change the roof pitch. We offer 25 and 30 degrees as roof pitch.

Yes, within what is permitted by the zoning regulations.

Railings can be supplied for our cabins, but we do not supply gates. This must be installed by you yourself if needed, as we only create an opening.

Yes, we do. Faun montasje is responsible for carpentry services when erecting the cabins. Faun montasje's site managers and carpenters are from Norway, Poland and Lithuania. Your cabin project is assigned its own site manager with their own team. As an approved master craftsman company with central approval, we stand for reliability.

We deliver turnkey and ready-for-electrical-installation cabins throughout southern Norway, including Trøndelag. North of Trøndelag we only deliver building kits. We do not deliver to islands that are only accessible by ferry connection.

No, we depend on having a driveable road all the way to the cabin in order to deliver materials. The access road must be of such a standard that the vehicles from Gausdal Landhandleri can drive all the way to the building site so that materials can be lifted off and stored immediately next to the cabin on level, firm ground. It is a prerequisite that access is satisfactory for the crane lorry, with room to set up no more than 4 m from the wall.

Yes, we can provide a professional assessment of the plot based on available information and the provisions of the municipality's zoning plans

• Kitchen/dining room/living room/bedroom/interior storage room is delivered with pine flooring.
• The loft and upper living area have the same surface standard as the rest of the cabin, including the staircase.
• The floor in the exterior storage room is delivered directly onto the cast slab.

The following costs are in addition to the cabin delivery and must be allowed for by the buyer. These will vary depending on the plot, location and local requirements:
• Plot
• Setting out of the plot, unless this is included in the delivery from the groundworks contractor
• Groundworks and preparation of the plot, as well as necessary works for the groundworks contractor
• Casting of the slab/footing
• Building application fees and municipal case handling
• Municipal charges and connection costs for electricity, water and drainage
• Building site electricity
• Waste handling/container
• Waste sorting
• Any local requirements beyond the standard delivery, such as a water meter, pressure reduction valve, expansion tank, etc.

Yes, with a ready-for-electrical-installation delivery or a building kit you can carry out parts of the work yourself or use your own tradespeople. With a turnkey delivery, however, no self-help work is planned

Yes, the cabins are delivered insulated for year-round use and are adapted to the Norwegian climate

The cabins are supplied with natural ventilation. We do not supply balanced ventilation, as this is not a requirement for cabins.

We only build cabins and do not have any solutions equivalent to those for houses. There are other requirements for houses, including a requirement for a balanced ventilation system. In houses there will also be a requirement for thicker walls and roofs than in the cabin. In some places it is fine to build a cabin and use it as a permanent residence, but this then becomes an ordinary cabin standard.

The cabins are produced as precut and are delivered by our logistics partner Gausdal Landhandleri

No, we only deliver the cabin finished on the cast slab.

The electrician and plumber make their own drawings. We produce dimensioned working drawings that include the foundation plan. It is the working drawing that is needed when the slab is to be cast.

Earthing is included in the delivery to the electrician. It is usually laid when the slab is to be cast.

It is your responsibility to coordinate the works until the slab has been cast. After that, we take over progress coordination.

These are sent out shortly after the building permit (IG) is granted by the municipality. Usually dispatch takes place within 14 days.

IG stands for 'igangsettelsestillatelse', i.e. the building permit once the municipality has approved the building application.

This is a sketch showing how you want the cabin to be positioned on the plot.
The cabin is then drawn onto a map extract of the plot, preferably in cooperation with your contractor for groundworks and casting of the slab.

Remember to mark where the entrance, the access road to the plot, and the parking are to be.
We will then use this sketch to prepare a site plan (the cabin seen from above, including filling and cutting) and a terrain profile (the cabin placed in the terrain, seen from the side).

The sketch for placement on the plot is your responsibility, but we are happy to help if you would like our view on how we think the cabin should be placed.

Yes, but in some cases a surveying company will be needed for the design of the placement. This applies in cases with particularly challenging terrain and small margins to the neighbouring boundary, or in cases where the municipality/zoning plan requires this.

Note!
In some cases, the municipality also requires a survey of the location with GPS coordinates before the building application is processed. This is arranged and paid for by you

Preparation of the building application without exemption is included in the turnkey and ready-for-electrical-installation delivery. Municipal fees related to the application itself come in addition and are invoiced directly by the respective municipality, and fees vary. However, we do not offer this for building kits.

You should allow plenty of time for the building application, and it depends on how much you as the buyer have already sorted out in relation to the plot you are going to build on. Normally it takes up to approx. 15 weeks.

Normally it takes approx. 12 months from contract signing to handover. This depends on factors such as location, time of year and casting of the foundation slab.

Yes, upon handover you will receive FDV documentation describing the use, operation and maintenance of the cabin and technical installations.

Yes, the guarantee is issued for your project, but it is only sent out when we are about to start construction of the cabin. First, a guarantee of 10% of the carpentry price is issued, valid during the construction period itself. When the cabin is handed over, a guarantee of 5% will be issued, valid from takeover and for 5 years.

All invoicing is according to progress;
5% upon signing of contract
20% at start-up and exterior materials delivered
25% when the cabin has been erected externally
30% when the cabin is insulated and ready for the bricklayer, plumber and electrician
10% when the cabin's interior cladding is complete
10% upon handover
